What an office cleaning contract actually covers
Most office contracts are really two schedules running side by side. The daily or thrice-weekly round handles what your staff notice: desks and touch points, kitchens and break rooms, washrooms and consumables, bins and recycling, reception glass and floors. The periodic schedule handles what they only notice when it is skipped — carpet extraction, hard-floor buffing, high dusting, vents and duct work, window tracks and light fittings.
Quoting only the daily round is the most common reason an office contract looks cheap and then disappoints. When we walk your site we set both schedules, put them in writing, and price them together so nothing is left to be argued about in month four.
Cleaning around your business, not through it
Almost every office site we run in Sydney is cleaned in the evening, early morning or over the weekend. That means your team is never working around a vacuum, and we are never working around a meeting that has run long.
After-hours work puts the weight on access and trust rather than on speed. We work to whatever your building requires — swipe cards, key registers, alarm codes, after-hours dock access, sign-in with building management. Staff are trained, police-checked and covered by public liability insurance, and the same team returns to your floor each round so they learn the site instead of relearning it.
How often does a Sydney office need cleaning?
Frequency follows occupancy, not floor area. A 400 m² floor with sixty people in it four days a week generates far more work than a 900 m² floor with twenty. The honest test is which surfaces are shared and how many hands touch them.
As a rough guide: kitchens, washrooms and bins need daily attention wherever people are in five days a week; desk and floor care can often run three days a week on a hybrid-occupancy floor without anyone noticing the difference; and carpets need extraction on a quarterly to half-yearly cycle depending on entry points and weather exposure.
- Five-day occupancy, client-facing floor — daily clean
- Hybrid occupancy, mostly Tuesday to Thursday — 3x weekly, with washrooms and kitchen daily if shared with other tenants
- Small tenancy under 20 staff — 2x to 3x weekly is usually sufficient
- Any office with a staffed reception — daily glass and entry care, regardless of headcount
What you get in writing
Every contract starts with a site walk-through, and produces a task list, a frequency and a fixed price — usually back with you within one business day. Nothing on your site is quoted from a floor plan or a phone call.
After that, each visit is logged, so when your facilities lead or building manager asks what was done on a given night, there is an answer rather than an assurance. Consumables, waste streams and washroom stock can run on the same contract, which keeps one team accountable for the whole floor and puts one invoice on your desk each month.
